Inspections
While mandatory inspections and clearances for termites, well and septic systems will depend on the type of loan selected. IPM always recommends that the buyer does their due diligence to have a property adequately inspected prior to closing their loan, as an appraisal will not address many types of issues, that should be discovered by an experience Home Inspector.
At the very least, we recommend a thorough inspection of the property by an experience Property Inspector that has liability insurance to cover a claim, in the event a major fault in the property is discovered after the close of escrow. (mold, structural, etc)
Be aware that properties with obvious deferred maintenance (per the appraisal) may require additional inspections (roofing contractor) and repairs, prior to the close of escrow, to correct any obvious defects that would lead to a health or safety issue. We recommend the Physical Inspection is done in the first week of the loan process, prior to you ordering and paying for the appraisal.
